TEDIMO MARE is a spacious 200m² sea view villa with a large private pool for exclusive use (80 m² of water surface). Located in a quiet area, away from the hustle and bustle of the city, 1 km from the beach and 1.5 km from the Boulevard "Lungomare Andrea Doria" in Marina di Ragusa. The outdoor area of the house is perfect for unwinding, it lets you experience the charm of Sicily, filling the air with fragrance of jasmine, rosemary, roses and carob trees. In the morning, you will wake up to the chirping of birds and sometimes even to the sound of donkeys from far-off farms. The windows and terraces of the house provide stunning views of the Mediterranean Sea, the large private swimming pool, the surrounding garden, and the nearby "Monti Iblei" hills.
Those who enjoy a healthy lifestyle will appreciate the cozy, sheltered barbecue area (complete with a wide stone sink and food prep counter) featuring a roomy grill for cooking up fresh fish, seafood and meat from local providers.
Enjoy complete by spending time at the spacious dream swimming pool, 80 m² of water surface (13.5 x 6.5 m) with two depth zones, one of 1.20 m ideal for children and for those who want to relax in the water without swimming, and one of 2.70 m perfect for swimming and diving.
In the back yard area you can engage in various outdoor activities such as mini-basketball, mini-soccer or badminton. During the summer seasson, outdoor showers are avilable as an extra treat, conveniently located near the house and pool area.
The villa's advantage is a large veranda spanning over 50m², which can be closed with sliding glass. Here, you can enjoy family meals, relax, listen to music on the stereo, watch your favorite movies and shows on a 50-inch tv, or have fun playing exciting matches of table football or compete playing numerous board games.
On the ground floor of the house there is a spacious, well-equipped kitchen with a dishwasher, oven, gas stove, washing machine, separate fridge and big freezer, microwave, coffee machine, kettle, toaster and electric citrus juicer.
From the central living room with a comfy sofa bed for two, you can step onto a nice large terrace overlooking the sea, private garden and swimming pool. Perfect for enjoying relaxing evenings with a refreshing beverage.
On the ground floor there is a single bedroom with a big wardrobe, tv and a sliding window that looks out onto the terrace.
Adjacent to it, there is a spacious bathroom with a window and a shower.
Towards the rear of the house you will find a master bedroom with a comfy "queen size" bed, a roomy wardrobe, a tv and an en-suite restroom. From this bedroom, you can enjoy a lovely view the green garden, pool and sea.
Upstairs there are two master bedrooms with "queen size" beds and a second bathroom with a window and a comfortable built-in shower. The first bedroom on this floor features a large covered private terrace, which lets you admire the enchanting panoramic view of the sea, the pool and the garden.
The second bedroom has a paceful view of the carob tree garden and the "Monti Iblei" hills.
Both bedrooms come with wardrobes, chests of drawers and tv's.
Each room comes with mosquito nets, air conditioning / heating, smart tv and a hairdryer.
You can enjoy free wi-fi all around the property.
The house also has an ironing board and iron.
For extra security, there is a private safe for your documents and valuables, and if needed, an alarm system and outdoor cameras can be provided.
In the lounge area, you'll find sun loungers, garden chairs, parasols and numerous games and beach toys.
You won't have any issues with parking since we have a covered parking area for 2 cars (maximum height 2.45 m), an extra spacious parking lot for multiple vehicles and a comfortable veranda for bicycles.

Payment.
In order to block the chosen dates, we require an advance payment of a deposit equal to 20% of the value of the booking.
Children's policy.
Children of all ages are welcome. Children under 2 years old stay for free! Children 2 years old and older will pay the same as adults.
Tourist Tax.
The tourist tax is applied by the Municipality of Ragusa and is determined per person and per overnight stay, up to a maximum of 15 consecutive nights (€1.00 per person per night). Children under twelve years of age and people over 75 years of age are exempt. The tourist tax rate is reduced by 30% in the types described in art. 8. of the current Municipal Regulation.
Pets.
Pets allowed. A supplement of €150 per pet / per stay is required.
Deposit and damage policy.
A security deposit of € 300 in cash is required upon arrival to cover any damages. This amount is fully refundable upon check-out, subject to a damage inspection of the accommodation.
If you cause damage to the property during your stay, you may be required to pay up to € 1.000 after check-out according to the property's damage policy.

POOL RULES
For your safety and the safety of others.
Water depth: variable from 1.20 m to 2.70 m. Beware of changes in water depth!
Children: Minors must always be accompanied by an adult!
Shower: It is mandatory to take a shower before entering the pool!
Sunscreen: Do not enter into water after applying sunscreen creams or oils!
Stairs: Be careful of the steps, they may be slippery!
Gate: In the presence of minors or people with mobility difficulties, the entrance gate to the pool must be closed to avoid accidents! Running in the pool area is strictly prohibited!
We care about the environment and for this reason we offer our guests a towel & beach towel change service every 3 days of stay and a weekly bed linen change.
The pool & lounge area is cleaned every two/three days.
We are also available for additional services on request (for a fee).
